Balboa Project

Located in Newport Beach—often considered the heart of coastal living and beach culture in Orange County—this project embraces the spirit of its vibrant surroundings. The client envisioned a modern beach-style residence that harmonizes seamlessly with the local environment, balancing sophistication with relaxed coastal charm.

Situated within a Mixed-Use Vertical zoning area, the design thoughtfully integrates live/work opportunities. By reimagining the existing ground-level retail spaces, the project introduces new residential units to meet the growing demand for housing in this highly desirable location.

On the upper floor, an open-plan layout fosters fluidity between social spaces, encouraging connection and community. Generous glazing and strategically placed openings invite abundant natural light, further enhancing the building’s clean, contemporary design. This project represents a fresh architectural interpretation of beachside modernism—elegant, light-filled, and deeply rooted in place.
